Cancellation & Reservation Change Policy

We understand that plans can change, and we’ll always do our best to work with you.

21 days or more before check-in: Cancellations or changes to your reservation can be made without a fee.

Within 21 days of check-in: Cancellations or changes made within 21 days of your arrival date are subject to a $45 one-time fee per room. If we are unable to re-book your room: For cancellations made within 21 days of check-in, if we are unable to re-book the room, the full amount of the reservation will be charged.

Early departures & no-shows: Unfortunately, we are unable to offer refunds for early departures or no-shows.

How to cancel: All cancellations must be received in writing by email. Please include your name, confirmation number, and dates of stay so that we can process your request promptly.

Reservations made through third-party websites: If you booked through a third-party reservation service such as Airbnb, Expedia, Hotels.com, or another booking site, cancellations and changes must be made directly through that service. The cancellation policies of the third-party service may also apply.

Please keep in mind that last-minute cancellations and changes make it more difficult for us to re-book the room. We truly appreciate as much advance notice as possible.

Ferry Service Disruptions

If all ferry service to the island is disrupted for any reason, we will provide a credit toward a future stay. We appreciate your understanding that ferry schedules and service are outside of our control.

General Policies

We want every guest to have a comfortable, enjoyable, and relaxing stay. Please take a moment to review our general policies before your arrival.

Rates: Rates are subject to change and are based on double occupancy.

Additional guests: Additional guests are not permitted in guest rooms.

Reservation deposit: A 50% deposit is required to confirm your reservation.

Remaining balance: Your remaining balance, including 14% RI taxes, will automatically be charged to the credit card on file on the day of check-out. If you would prefer to use a different card for your remaining balance, please contact us in advance of your stay.

Breakfast: A complimentary breakfast is included with all room rates.

Guests & Property Access

Registered guests: For the comfort and security of all our guests, only registered guests are permitted on the property.

Children: All children must be 5 years of age or older.

Parking & Transportation

Parking on the island is very limited, and we cannot guarantee a parking space for every guest. If you plan to bring a vehicle, please let us know in advance, and we will do our best to accommodate you.

Priority for available parking will be given to seniors and guests with disabilities. During the particularly busy months of July and August, we encourage guests to leave their vehicles on the mainland when possible. Taxis are available on the island for convenient transportation.

Smoking & Cooking

No smoking or vaping: The Sea Breeze is a smoke-free and vape-free property. Smoking or vaping of any kind is not permitted in guest rooms or anywhere on the property. If you need to smoke, please do so off the property, along the road.

Cooking & grilling: Cooking and grilling are not permitted on the property.

Room appliances: Personal cooking appliances and other appliances are not permitted in guest rooms.

Pets & Support Animals

Unfortunately, pets and support animals are not permitted on the property.

Personal Belongings

The Sea Breeze is not responsible for any lost, misplaced, stolen, or damaged belongings, including luggage left with us during the day. Any non-perishable items left behind in a guest room and found after departure will be collected and tagged by our staff.

Quiet Hours

Quiet hours are observed from 10:00 PM to 8:00 AM. We ask all guests to be considerate of others during these hours. Loud disturbances or excessive noise are not permitted. In the event of a disturbance or repeated noise-related nuisance, guests may be asked to leave the property without a refund.

Bicycles & Electric Vehicles

We have beach cruiser bicycles available for our guests. Please inquire at check-in for availability.

If you are bringing your own bicycle, outdoor bike racks are available. Please remember to bring your own lock.

For safety and fire-marshal compliance, bicycles are not permitted inside guest rooms or on any porches. This policy is strictly enforced.

Electric vehicles and electric bicycles may not be charged on the property.

Off-Season Stays
