The original Sea Breeze began in the 1930s as a humble boarding house serving the island’s fishing community. Guests would stay for weeks or even months at a time, renting simple rooms and sharing common spaces like dining areas and bathrooms. It was a practical, close-knit place where island workers could rest, gather, and feel at home.

In 1981, Mary Newhouse—an artist and teacher from New York City—opened The Sea Breeze Gallery on the property, the island’s first mixed-media gallery. Showcasing local artists, it quickly became a cherished part of the island’s creative life. Just two years later, in 1983, the Sea Breeze Bed and Breakfast took shape with the renovation of five guestrooms in the Inlet Cottage.

Mary and Robert Newhouse were passionate stewards of the island’s natural beauty. They donated land behind the property to the Land Trust and helped establish grassroots environmental groups, including the Committee for the Great Salt Pond and Scenic Block Island, playing an important role in preserving the island’s distinctive landscape for future generations.

Today, the Sea Breeze carries forward that spirit of hospitality with a thoughtful, modern sensibility. Each guestroom is individually designed with carefully chosen linens and fabrics, artisan pottery, and hand-blown glassware, creating a stay that feels both personal and unique. A friendly welcome, connection, and care remains at heart, complemented by touches of vintage island character and surrounded by unspoiled coastal views and lush gardens—an inviting retreat in harmony with nature.

Our rustic cottages are intentionally free of TVs, radios, Wi-Fi, and air-conditioning. Here, disconnecting isn’t a limitation—it’s an invitation to slow down and reconnect with what matters most. Settle into the natural rhythm of the island, where seabirds call overhead, ocean waves roll in the distance, and soft sea breezes move through tall grasses and wildflowers.

Wander along garden paths to a tucked-away hammock, or greet the day with a sunrise over the Atlantic before your breakfast arrives. As evening falls, unwind with a glass of wine, a good book, or simply soak in the natural beauty from one of our outdoor lounge spaces.

Known for our attentive, personalized hospitality, The Sea Breeze is just a short five-minute walk from the heart of Old Harbor and about ten minutes from ferries, shops, and restaurants—offering an ideal blend of peaceful seclusion and easy access. Every aspect of your stay is thoughtfully designed to create a calm, restorative experience, rooted in nature and the timeless charm of island life.

BREAKFAST

Each morning, a thoughtfully prepared breakfast basket is delivered to your room—our signature experience. Enjoy it at your own pace, whether on your private porch, in the gardens, or from the comfort of your suite. It’s a quiet, nourishing way to begin the day. Please share any dietary restrictions or allergies when booking, and we’ll gladly do our best to accommodate your needs. Breakfast is included with all room rates. Whenever possible, we source local and organic ingredients, including local honey and fresh herbs from our gardens.

BOOKING POLICIES

Seasonal Rates: Lower rates are offered during May and October. Booking direct through our website will give you the best rates.

Closed: November through April.

2026 Reservations: We recommend booking at least three months in advance.

Deposit: A 50% deposit is required to confirm your reservation.

Stay Requirements: Two-night minimum stay. Three night minimum required for holidays, and all of July and August.

Guests: Children must be age 5 or older. No pets or support animals.

Property Guidelines: No cooking, vaping, or smoking anywhere on the property. Wi-Fi, air-conditioning, and TVs are not provided in guestrooms.

CANCELLATION POLICIES‍ ‍

21+ Days Before Arrival: No fees for cancellations or changes.

Within 21 Days: A $45 one-time cancellation fee per room applies.

Within 21 Days, if we are unable to re-book your reservation: Full reservation charge applies.

No-Show / Early Departure: Full reservation charge applies.

All cancellations must be submitted in writing, including your confirmation number, dates of stay, and name. Reservations made through third-party services (AirBNB, Expedia, Hotels.com, etc.) must be canceled through that service.

In the event of ferry service disruptions to the island, a credit will be issued for a future stay. As a small, seasonal business on a remote island, we sincerely appreciate your understanding of our policies, which allow us to provide attentive hospitality and an unforgettable guest experience. Please keep in mind that any last-minute changes give us a smaller chance of being able to re-book the room.
