DEPOSIT FEE: A 50% deposit is required to hold the room and confirm the reservation. We take all deposits over a secure phone line. Please call daily between the hours of 10am and 6pm to make a deposit with credit card. Once the deposit has been processed, a confirmation email will be sent within 24 hours. The balance, including 13% hotel and sales tax, is due on check-in. Gratuities are not included. You may request that a gratuity amount be added to your credit card on check-out, just let us know! These gestures are greatly appreciated by our housecleaning and managerial staff.
Complimentary breakfast is included in all rates and delivered to the room. Please note, our ocean-cooled and wind-powered island rooms do not have air-conditioning, tv, radio, phone, alarm clock, or wi-fi.
METHOD OF PAYMENT: We accept cash, traveler's checks, personal checks with valid ID, and all major credit cards.
RESERVATION POLICY: Two night minimum is required on all stays, four nights on all holidays. A 50% deposit is necessary to confirm the reservation. Deposits are taken with credit card over the phone from 10am to 6pm daily. The balance due, including 13% RI taxes, will then be payable at day of check-in. Only registered guests are allowed on the property.
CANCELLATION FEES AND NOTICE: There is a $45 office fee for ALL cancellations. Changes to original reservation must be made at least 14 days before check-in. Since we are a very small B+B, cancellations or date changes can affect us significantly. A last-minute cancellation or date change gives us only a small chance of re-booking the room. We uphold a strict cancellation policy which is similar to the majority of establishments on the island. If we are able to re-book the room, we will be able to refund you, minus the cancellation fee. Your deposit, minus the cancellation fee, will also be happily refunded if the cancellation is made at least 14 days prior to arrival. After that, we regret that no refund is possible, regardless of the reason for non-arrival or early departure.
EXTRA GUESTS: All rooms are for double occupancy only, unless specified in the original reservation confirmation. Only some rooms can accommodate an extra guest, and we need to be notified in advance. An additional fee will be charged of $45/night per person for all extra guests. We reserve the right to determine if the room is adequate for adding additional guests.
BIKE RENTALS ON-SITE: Bike rentals are to be paid in cash only. Bikes rentals are $35/per day. Bike rentals are on a fist-come first-served basis, and we can not make advance reservations for bikes. However we will do our best to accommodate our guests. We provide helmets, locks, and bike racks. All bikes are to be kept locked up at our bike racks.
CHECK IN/CHECK OUT : Check-in is 3:00pm, and Check-out is at 10:00am. Guests are welcome to check in any time after 3:00pm on their day of arrival. We request that you check out by 10:00am on the day of your departure. While we do our best to aid guests needing early check-in or a late departure, this may not be possible and we appreciate your understanding. If you are taking an early ferry and wish to drop off your luggage before Check-in, kindly let us know so we can assist with your luggage.

Children ages 5 and up only. We love furry creatures, but sorry no pets allowed. We are a 100% smoke-free property. We cannot accommodate anyone who is not a registered guest on our property. Rates subject to change.
