Our reservation policy

Please fill out the reservation request form accurately.  Two night minimum required.  Three night minimum for Room 10 and all holidays.  50% deposit is necessary to confirm the reservation and hold the room.  Deposits are taken with credit card over the phone from 10am to 6pm daily. RI sales and hotel tax are not included in room rates.  Balance, including 13% RI taxes, is payable on check-in.

Complimentary continental breakfast is included in all rates. Rooms do not have air-conditioning, tv, radio, phone, alarm clock, or wi-fi. Children ages 5 and up only. We love furry creatures, but sorry no pets allowed. We are a smoke-free property. Rates subject to change.

Our cancellation policy

$35.00 fee for all cancellations. 14 day notice is required for all cancellations or changes. Deposit is refundable (minus the $35.00 fee) if notice is given at least 14 days prior to check-in date. 14 day notice is also required to shorten a stay. Every effort is made to accommodate rescheduling, based on availability. In the event of an early departure, guests will be charged for 100% of reservation. If cancellation is given within 14 days of reservation, there is no guarantee of refund or credit. Refunds are given in these circumstances only if we are able to rebook the room. When transportation is unavailable to the island and ferries are not in service, deposits will be credited for a future stay.
